Kentucky’s Housing Supply Gap
Kentucky’s housing market faces a significant gap between available housing and the needs of residents. Explore our data, reports, and resources to understand the challenge and learn how you can help accelerate housing production in the Commonwealth.
Understanding the Gap
Kentucky’s housing market faces a complex challenge: a significant housing supply gap between available housing and the needs of residents.
To determine the severity of the housing supply gap, in 2024, Kentucky Housing Corporation, with the help of Bowen National Research, conducted the Kentucky Housing Supply Gap Analysis. This provided us with a tool to provide housing providers, developers, local leaders, and nonprofit organizations a better understanding of the state of the housing market.
Additional information, reports, and data about the Kentucky Housing Supply Gap Analysis is available under the Data and Graphics tab above.
Key Takeaways

- The housing supply shortage is Kentucky's most pressing housing issue.
- All 120 counties are facing a housing gap.
- It is equally spread among rental and for-sale units, meaning Kentuckians are struggling to find available housing no matter what type of home they want.
- Affordable units for 30% AMI and below make up more than 50% of the rental gap in 2024 and 2029.
- While the housing supply shortage more greatly impacts lower income Kentuckians, there are gaps across the entire income spectrum.

Kentucky Housing Supply Dashboard
To better understand how the current housing gap is impacting Kentucky households and the statewide efforts to close the gap, we created the Kentucky Housing Supply Dashboard.
Within it, we’ve provided information on permit activity, home price and income analysis, and housing affordability by common occupations. The Kentucky Housing Supply Dashboard will be updated on an annual basis.
