Understanding the Gap
To determine the severity of the housing supply gap, in 2024, Kentucky Housing Corporation, with the help of Bowen National Research, conducted the Kentucky Housing Supply Gap Analysis. This provided us with a tool to provide housing providers, developers, local leaders, and nonprofit organizations a better understanding of the state of the housing market.
Additional information, reports, and data about the Kentucky Housing Supply Gap Analysis is available under the Data and Graphics tab above.
Key Takeaways

- The housing supply shortage is Kentucky's most pressing housing issue.
- All 120 counties are facing a housing gap.
- It is equally spread among rental and for-sale units, meaning Kentuckians are struggling to find available housing no matter what type of home they want.
- Affordable units for 30% AMI and below make up more than 50% of the rental gap in 2024 and 2029.
- While the housing supply shortage more greatly impacts lower income Kentuckians, there are gaps across the entire income spectrum.
Housing Acceleration
Across the country, community leaders, developers, non-profits, and others concerned about the housing supply gap in their communities are working together to create roadmaps to accelerate the housing supply. Communities in Kentucky can do this too.
