Avoiding and Reporting Mortgage Scams
It is imperative to report any potential mortgage-related scams right away.
Contact us if you receive suspicious phone calls, letters, or emails—especially those that require payments or changes to your mortgage terms. Notify the credit bureaus of strange activity. Notify local and federal authorities of any fraud attempts.
How to Protect Yourself
- Create Long Passphrases
A strong passphrase is long and easy to remember. Misspell a word and use a number and a symbol for extra strength (Example: ILoveAllDogsThat4$Berk). - Contact KHC Directly
Always verify any claims or requests with KHC using the contact information listed on your payment coupon. - Read Before You Sign
Do not sign or record documents that you do not fully understand. Fraudulent filings can cloud your property title and create costly legal issues. - Remain Cautious
Be wary of promises that sound too good to be true. No private individual or group can erase a valid mortgage obligation. - Stay on Guard
Scammers are sophisticated and use fake websites, AI, and elaborate letters to trick you. They can disguise email addresses and phone numbers to look legitimate. - Report Scams Immediately

Common Red Flags: Payment and Personal Info
- “Free” Money
Be cautious of any offer to make payments for you in exchange for a partial reimbursement, or escrow checks that require you to send funds back. These are scams to get your banking information. - Incorrect Company Information
Watch for phone numbers that are not toll-free (we never provide personal cell numbers) or email addresses that do not end in @kyhousing.org. - Unconventional Payment Requests
We will never ask you to make payments using barcodes at retail stores, prepaid debit/gift cards, or wires to an individual. We will never advise you to start making payments to any third party instead of us for any reason. - Up-front Fees
We never charge fees for applying for or approving a loan modification. - Missing Payments
If you are making payments to a third party for a "trial agreement" and we have no record of them, contact us immediately. - Full Social Security Number
We will never list your full Social Security Number in communications.
Common Red Flags: Aggressive Tone and Suspicious Offers
- Aggressive Tone and Pressure
Be wary of communications with a false sense of urgency, threats of immediate foreclosure, or pressure to make commitments you don’t understand. Be especially careful if you’re pressured to sign over your deed or sign any paperwork you haven’t had a chance to fully review and ask questions about. - Publishing Private Information
We never send mail with your loan information printed on the outside or post cards. - Suspicious Modification Agreements
Be cautious of agreements from the “Underwriting Department” (ours is called Loss Mitigation) or offers with extremely low interest rates, well below industry standards. Be suspicious of any loan modification agreement that was not received from KHC or those with the phrases “government approved” or “official government” in descriptions of loan modification offers. - “Government Approved” Language
Government agencies like HUD and Fannie Mae will never contact you directly to offer a loan modification.
"Sovereign Citizen” / Mortgage Elimination Scams
Be cautious of anyone who:
- Claims your mortgage or loan documents are invalid or “illegal.”
- Tells you that you do not have to make mortgage payments.
- Offers to “eliminate” or “cancel” your mortgage through special filings.
- References “sovereign citizen,” “UCC,” or “common law” arguments.
Following this advice can result in the loss of your home and damage to your credit. If you are approached by someone making these claims, report them immediately.
